Are you buying Calgary real estate for the first time? Whatever your reasons for buying a home, be sure to go about it the right way. You don't want to wake up a few weeks after the largest single purchase of your life and realize you've made a big mistake.
Don't depend on luck to find your new home - a real estate purchase is probably the largest financial - and emotional - investment you will make. You need to enlist the services of a realtor who specializes in first-time buyers with expert knowledge to guide you smoothly and happily through the process.
I have worked with many first-time buyers and am happy to sit and listen to what you are looking for in your first home . . . price range, neighbourhood, size, number of bedrooms and bathrooms, schools, french immersion schools, churches, new or pre-owned, condominium, single family home . . . the list goes on . . . and all are very important factors in your purchase. It is equally important to know what you don't want as well as what you do want!
Financially, it makes good sense to purchase your own home. Real estate is a good investment - particularly in a fast-growing and fast-moving city such as Calgary. Purchasing your first home - be it a condo or a single family house - should be an exciting and happy experience. Let me help you make it so ! |

When you decide to purchase a house in Calgary I will listen to what your home requirements are and carefully select the properties that fit your criteria. Having viewed the properties we can then sit over a coffee or lunch and discuss your options on the districts we have visited and select further properties to view.
Your priorities will guide me in chosing the districts - the price range is important, the neighbourhood equally so - do you want family oriented - are schools important - do you prefer a french immersion school - is a church nearby of importance - what size of home would best suit your needs - how many bedrooms and bathrooms - basement requirements - parking requirements . . . the list goes on.
Moving is stressful enough . . .
Moving to a new city can be quite daunting!
If you wish, I will introduce you to real estate lawyers, home inspectors, movers and mortgage brokers. It will be my pleasure to ensure that your home hunting and eventual move to Calgary . . .
. . . is a pleasant and happy experience.. |

Will a condominium best suit your lifestyle? Forty years ago when condominiums first appeared in Calgary they were primarily purchased by people who could not afford single family dwellings. How we have changed! Condos are now purchased by everyone - single - married - young - old - male - female - and condos can be purchased for as low as $75,000 and as high as in excess of $1,500,000 here in the City of Calgary.
There are many aspects of purchasing a condo as opposed to a residential home that you should - and need - to understand. It is important for you to obtain all the necessary documents as to what is required from the seller - with all relevant information on the building. It is all very basic - however - like most things - if a process is new to you it is all rather baffling . It is my job to sit down with you to review the documents and ensure that you understand all the information received. Your lifestyle may suit buying into an age restriction complex - or you may prefer having a diversification in age - you may prefer to own a bare land condo - in the latter you own the land your condo sits upon - usually a townhouse or villa type condo.
The decision you will make includes considerations such as: the square footage, the type of parking available, the construction of the building, the owner/renter ratio, whether the building is a conversion from a rental, who pays for the heating and utilities, do you want a townhouse or apartment condo, the financial stability of the corporation, is there going to be a 'special assessment', does the corporation have an adequate reserve fund in keeping with the changed Condominium Act? - the list goes on . . . When we have reviewed the documents I recommend that you contact Calgary Condominium Consulting Ltd. (403-651-1463) and have a face to face meeting to look at all aspects of the complex you are considering buying into. You will now know everything you want to know about your proposed purchase - and also if it is going to be a good investment for you.
I have sold numerous condominiums throughout the City of Calgary and have personal knowledge and experience in the buying and selling of condos in all four quadrants of the city.
I also live in a condo and am very much aware that this lifestyle is not for everyone. |
